You can get a bidders list from tax sales from county public records online or at courthouse. Also findcompsnow.com for free but you'll have to do a little work to find people. For paid leads, try realeflow.com and listsource.com You can also research on YouTube how to do wholesaling stuff plus there's tons of books, online videos and audits, podcasts etc you just need to do a little research. Brandon Sturgill why be a hater bro? Do you have an answer to the question? Some people don't have the capital and/or credit to other things in real estate that make lots of money so wholesaling is a great place to start for that individual who can later on venture into other parts of real estate. When you help someone get out of a bad situation and also help provide income for others, that's def rewarding!!!

This is a vague post but if you're finding a cash buyer for their property and they're wholesalers then you would split assignment fee. That would need to be discussed before any marketing occurs and I would also suggest signing a joint venture agreement stating what your intentions are, cancellation policy and splitting assignment fee.

I'm a new wholesaler out of Baltimore County, MD. I'm in the middle of marketing campaign but have gotten a few calls here and there to help build my buyers list. I have contacted some other wholesalers who have agreed to do joint ventures and had one property but the seller wouldn't take any less and that particular buyer wouldn't pay anymore. The contract is actually over today lol but I just started in the middle of Dec and am excited and ready for the next person I can help!!!

If my realtors have a "pocket" listing for my cash buyers who pays them? How much commission percent would they get? Also, if I have a property for their cash buyers and the seller doesn't wanna pay commissions, how would that work? Thank you!

Is it possible to have two different realtors on a double close? I'm splitting assignment fee with another wholesaler who has a property she has to double close on. She has a realtor for the a to b transaction and I'm finding a cash buyer. I have 3 realtors with cash buyers and was wondering if I could pay them on the B to c transaction??? Thank you!

I just started getting cash buyers and motivated sellers lists together. I know I need 3-4 main contracts. I went to a real estate attorney in MD and he said he didn't think I needed to pay him to write contracts for what I'm doing and I could just do them myself. Where would be the best place to learn from or get some? Thanks!!!
