To your point @Gonz Trevino I may just go a glass back door to let in plenty of light and do can lights in the kitchen. Skylight may not be worth it for this rental property...I can see it leading to issues down the road, especially because the pitch is very low-slope...

Hi everyone,
I'm rehabbing a triplex right now that has terrible light in the 3/2 main unit kitchen. There is a 2/1 unit wrapping around it, so there's no way to cut windows out for natural light. There is a back door which help a lot. We have to replace the roof and some of the joists in the ceiling. All of the ceiling sheetrock is ripped off as there was water damage. Is it a good idea to add skylights? If so, would this be a question to ask the roofer or a general labor crew? What should I expect to pay? Do you see any complication with leaks or other issues down the road? I really appreciate any feedback you have to offer!

Hi everyone,
I am taking on my first BRRRR in San Antonio and am looking for a demo crew to begin demo ASAP. The dumpster is already onsite, so now I just need a crew. I'm also looking for a general labor crew: someone to install toilets, lay laminate flooring, screw in odds and ends, and build a custom kitchen island. Please help me, I will be forever grateful.

I read that the max cash out is 75% LTV. So are you saying that I can purchase and rehab, spending $110k and then take my new ARV of $190k to get a loan for only $80k? Therefore fully recovering my initial cash outlay? And the bank is ok with financing a 42% LTV ratio? This is where my confusion lies...
