Hello,
I recently closed on a second rental property and I am looking to be more organized to keep track of my cash flow . Ideally I am looking for an excel sheet to monitor my monthly rentals and any expenses (mortgage, tax, insurance ...etc).
I appreciatre if someone can share that with me.

On my last 2020 Rental Registration form I reported $512/Month only Sewage paid by landlord.
Due to tenants always arguing about paying their share of bills (utilities and internet), I decided to pay all bills and added a paragraph to the lease contract stating tenants will pay $113/month to cover all bills.
On the 2021 Rental Registration form, Do I need to report the $512 monthly rent or $512+113?

Hi, I own a condo that’s free and clear. I am debating if I should refinance to get $50k out and use it to buy a property in Trenton and flip it and continue to grow my cash.
Also, someone who is in the business already of remodeling, suggested to partner with me where I buy the properties with my own money and he does all the remodeling using his own and split the profit 50/50. Is that a good deal.
I appreciate any advices and tips.
