Hello investors Im starting to get into the pre foreclosures and i was seeing the preforeclosure notes and i was wondering . When wholesaling pre foreclosures do the end buyer pays off remaining loan balance and also default amount or just the remaining loan balance alone?
I got a list of Names and numbers.
Does anyone got a perfect time and day to cold call homeowners?

Hello I can across some vacant multi family properties that are own by an LLC. I went to The secretary of state to find owner and sometimes I get a name but sometimes I don’t. The address the show on the business search is just and office in a commercial building. Do any body have more tricks or ways to find the owner?

Yea I think it’s a lottery pick from the country because I seen property that were just behind 1 year go to auction and I still see houses that are 10years of behind taxes never gone to auction yet

The owner passed away about 2 years back and there’s about 7 years of back taxes piled up. It’s in Corpus Christi Texas.

Yes thank you, the family member wants to sell, is there a contract that I could lock in with family member for the estate to start the probate process ? Or can I use A purchase and sale agreement

Thank you, So I should hire a probate attorney just for these types of situations? Or does the family member have to pick their own attorney?

How would I start the probate process?
Do I take them (family member) down to the probate office in the court house ? Or find a probate attorney for them first?
