Because the banks can be a nightmare to deal with and I used to be a loss mitigation (REO) specialist for Chase so I know. They literally can take months to even hear back on whether your offer is accepted so most investors are not really dealing with REO's right now.
Thanks for sharing Wes. As a side note, would you say your time working as a loss mitigation specialist has helped build a network of folks who can provide leads on motivated banks looking to sell quickly?

It is not a great school district but a good commuter area with a lot of shops, restaurants, etc right around it. Neighborhood seems like hard working middle class folks and nothing that seemed alarming.

Found a REO property that has been sitting around for 120 days and in need of some lite rehab (25k) from walking through it. It is in an area where I would have thought it would have been flipped aready so I am not sure if I am missing something here.
Any thoughts why a REO, priced about 65k lower than expected ARV to start, is not selling?

Thanks all for your thoughts and feedback. Quite a few things here that I will take back and action on starting today! I have started listening to more podcasts during flights and reading books while waiting at the airport. One of my big goals is to be more active on here to learn from folks and attending local meetups.

Thanks for your feedback Aaron. I was thinking if I did switch, it would be to asset management/investment management within a bank tied to real estate.
