Post: Day Job? If so, how do you balance?

I travel almost weekly out of town for my job and it is not related to the real estate industry. I am considering switching into the real estate industry just so that I can spend more time learning many aspects of the industry that I maybe missing dude to having to balance a job in a completely different industry.

Any thoughts or advice? Has anyone switched careers to something in real estate do they can focus on just that?

@Carl Fischer Thanks for the feedback. I am still in my mid 20s so I am considering maxing out roth IRA and roth 401k. Do you happen to have any suggestions on CPA in central NJ area?

Working full time while attempting to invest. If my goals are to leverage RE for financial freedom, should I still max out retirement accounts? 1. Roth 401k vs 401k? 2. Open a Roth IRA as well? Trying to figure out of I should max those options out along with saving to invest in real estate. Thoughts and advice is kuch appreciated. Thanks, Rahul

@Brent Coombs @Dennis M. Apprecite your gyys feedback and input. NJ property taxes are high and definitely eat up a lot of the cash flow opportunities. I will continue to review the numbers, learn, and keep looking, thanks! Rahul

@Alexander Wardell I did not put in an offer yet. The property is indeed older, being built in 1929 which is why I estimated higher repair/maintenance and CapEx. Current tenants add up to 3800, but all are month-to-month. Rentometer estimates rent for 2 bd and 1 bath in the market to be 1485-1610, used current rented rate to be conservative.

I haven't seen the property yet, but wanted to run the number to understand the market better. The exterior looks to need some cosmetic rehab and interior I am assuming is maintained well based on description (of course would walk through the property before offer).  5K is just a estimate, some clean-up on the interior. Then rehab exterior a bit to force the appreciation. 

Thoughts on approaching in this manner? Too many risks?

Sorry about that. It was my first time and I thought the calculators text in blue would be the link for some reason. 

Property is listed at 425k, built in 1929, and the report includes a purchase price of 370k that I would even think of going to had the cash on cash worked out. I personally would like to be around 11-12% Cash on Cash, which does not work if i had property manger.
