I use to require First and Last month. But learning my lesson on how some tenant don't take care of the property, I now ask for first, last and securty (which is usually half a month rent).

 I alway use an attorney for buying or closings. Just because I like having that good feeling of been represented by someone smarter than me in that subject. The fee you'll pay an attorney for either sale or purchase of a property is worth it.

I believe that no matter where you go you're always going to run into bad tenants. It is your job as a homeowner/landlord to do your due diligence to make sure you filter out those bad tenants.  Don't let that discourage you from increasing your portfolio. Best of luck.

 @Dan Smith Ultimately in court it's going to be your word against the tenants. Since you have no prove that you gave that tenant a fare (timely) notice. Massachusetts is very tough on owner/landlords.  If you want the court to understand your perspective have all your  document to back up your testimony. Your rent increase seems a bit steep, hope the court doesn't see it like as if you where making the rent too high, so tenant aren't able to pay it and are pretty much force to move.

 Completely agree. Kitchens and bathroom remodels are usually where your going to get the best return on your money. Also appliances make a huge difference if you have matching units. Also depending on how much remodel your willing to do, I notice that wall where the dinning room table is. If your able to open in that up, that would create a much wider open look and more appealing to any prospect tenant.

This is crazy. Please someone correct me if I'm wrong.  I though agents were responsible for their signs, not the owner of the property. Any time an agent installs a for sale sign in a property they are the one in charged properly securing the sign. Depending on the area (location) sometime they would use a small chain to secure it against a fix structure.
