Hey Megha!  As others have mentioned it is a trade off.  In the current market we are doing majority with no prepayment penalties since there may be an opportunity to refinance if/when rates comes down.  But also weigh the alternative of how costly the prepayment penalty is.  We are handling one now where the prepayment penalty will be $750, and it was a nobrainer since he is getting better terms.

Can you please how the prepayment is calculated? $750 seems reasonable

Curious to hear others thoughts on this

What’s the verdict? Does anyone have a good rep to set up protection in Texas?

I highly recommend Zachary Copp at copplaw.com.

I initially looked at Royal Legal, Anderson Advisors, and KKOS. After this thread I hired Anderson Advisors for a WY LLC and their anonymity strategy. They were solid, but their Series LLC was 3-4 times as much as KKOS, so I went with KKOS for a series LLC in TX. But then I regretted it because they couldn't seem to maintain my anonymity in their process, and I'd already learned that it was supposedly possible.

Then I read this article from Zachary Copp at copplaw.com and contacted him. He gave me a free consultation where he was very knowledgeable and helpful. I wish I'd gone with him to start with, and he's the one I'd hire in the future.

I'm curious about why KKOS lawyers were unable to maintain anonymity. Copp Law's blog post made it seem straightforward with WY LLC. Is there a specific detail that makes this challenging?

@Rakumarudu Nijam - which Austin Real Estate Investment Meetup?

I used RLS back in 2018, when they were still ascending in their fame and riches, and not yet so expensive. Don't know a really good source now, stay away from Andersen, but first question is, do you really need asset protection? A lot of it is based on F.E.A.R.: False Evidence Appearing Real.
2nd question, have you done all the necessary precursors?

We host a Subto meetup group in Austin and would be delighted if you could join us. I'll send you a direct message with more details.

Awesome. What is the typical payout for PM who manages Section8?

I am assuming that people are using Section-8 to cashflow

@Ricardo Cuadros Great news! Starting tomorrow, May 1st, 2024, we're launching a new service that connects real estate investors with vetted and trustworthy property managers. This service includes managers experienced with Section 8 rentals, so it could be the perfect solution for your needs in San Antonio. Let us help you find the right property manager for your investment!

 Is it using https://www.biggerpockets.com/blog/property-manager-finder?

@Costin I., Thank you for sharing. There's a wealth of expertise in Austin and Texas in general. Can you tell us more about the professionals/attorneys/CPA you collaborate with to establish Agent Trust/ Umbrella Trust, and Individual Property Trusts in the Austin area? Hosting a session on this topic would be greatly appreciated at our Austin Real Estate Investment Meetup.

I found them to be incredibly overpriced and focused on fears that are likely never going to apply.

Thanks for sharing your thoughts. I am in similar boat, who did you end up going with?
