nothing wrong with having your r.e. license.  If anything it also gives you that much more credibility when you are working with seller's directly from your direct marketing. Besides, having a license gives you full property details that you wouldn't be able to get if you were just working off of zillow. Another plus is you can list and sell your own deals. 

Besides, you aren't going to get any better comps and up to the minute sold information anywhere else. 

I originally got my license for investment purposes only and on occasion I will list a high end deal and make a nice commission in 5 digits. Nothing wrong with that if you know how to market and also know property values.

not sure the texting is such a good idea, i've tried that in the past and the results or feedback was not that great.  at least not for cold communication.

I would be curious to hear how that turns out for you - so please share if you get a chance.

From my experience, ive found that direct/targeted mailings (postcards/letters) gets results.

Do your homework on the areas your interested in and get those comps, DOM, cash buyers etc..

@Chuck A. -  Im not in indiana, but as far as in the state of GA -  i have never heard of needing a license to manage your own properties.  In fact  - you do not need a license to sell your own properties in GA as well.  Check with your REC in indiana or a senior real estate broker.

Unfortunately - no broker is going to give you their NAID number for placing bids on HUD homes. Its not even an option.

What you will have to do is form a great connection with an agent in the states that you want to invest in and have them place bids for you.  Theres no other way unless of course you had your own real estate license in your state and you can place bids all day long in Connecticut.

One other thing i will point out - it may also be tough to find an agent thats going to place bids all day for you considering the process involved.

@David drew, Have you considered consulting with your local CPA or even one from NYC? It should also be one who participates real estate investing.

That would be the most appropriate place if i were you.

@David Noskiewicz, The LLC - its all about protection and keeping your name out of litigation.

Protection from bad tenants or buyers that may come after you down the road and also to preserve your personal assets.

Its simple to set one up, check with a local attorney for consultation.
