@Blake Hansen, your time is valuable as well. Writing low ball offers is waste of your own time in a sellers market if we are talking about MLS listings. However, if you are talking about properties that are not listed, that is a different game altogether.

Thanks Xin! I might have to disagree with you though...I think we passed a peak late last year and we're going to be heading into a buyers market. That should be more obvious in 6-9 months...

that's where my re license and being a member of NAR / REALTOR comes in handy, if a home owner (that contacts me from my yellow letters) tells me that they don't want to sell to me at bottom price - 65% of arv, then I will offer to help them list it on the mls for retail.

So, you have more to offer if first option  Doesn't work.  

Homeowner's are aware that it's a sellers market and quite frankly, they also want as much as possible.  You know what, you can't blame them and I'm glad to offer an option - To list as well!

Still becomes a win-win for both.

I'm an investor and also licensed,so being licensed is a plus since  I can make offers directly all day long- especially on hud homes, walk homes as soon as it hits the market and best of all is list and sell your own deals. 

You will have to find an aggressive agent and prove that you can close, their initial thought will be that you are just wasting their time with lowball differs.  Reason they probably laugh is because they  are not aggressive and may not have the investor mindset as well. You need a hungry agent who is probably starting out.....

if you want cash flow, sounds like best route would be seller backed financing....on cash flow producing properties.

You will need to bring something to the table, Perhaps get a partner in that instance..

I'm from Brooklyn as well investing in Atlanta,(fix/flips/courthouse acquisitions/wholesale/assign/landlord)

To help you with your journey,

Look at your overall goals to determine what you want to accomplish in real estate investing...

Looking for cash flow monthly income?

Fix and flips for cash buildup?

Wholesale/assign deals for quick property turnaround and cash ?

Bottom line is that there are many areas to get involved in, find your calling!

sounds a little messy, and no one has been clear from the get go. Or at least know exactly what's going on....

 Unless it's a super deal and or you really want it, Perhaps you can drop the deal and use a real professional to help you find your next one..

Another option,

If you don't have an exclusive agent representing you,

Consider reaching out to top multifamily commercial brokers directly and let them broker the deal, you'll get their attention since they'd be getting full commission. 

They also know of off market deals they may show you as long as you are serious, ready to go and have your cash In place.

I'm originally from the big apple- NYC and have also visited many other  cities as well, what I'm getting at is that I would also agree with you in saying that Atlanta is not really a city that's super touristy, I don't think that it really attracts many tourists..I'm an investor here so I've been all over the state so I can find other spots to buy and invest , that being said not much to offer tourists.

Nowhere near Ny, Miami or LA....   

I may have gone a little off topic but just putting my two cents...
