I just moved into the area. This market is going to be super hot. Great for a buy and hold. Downtown has come a long way.

I use the option approach. I give them 3 Choices Venmo, cash app or PayPal. I have yet to use cozy but I think that can collect rent for you as well. I tell them the benefit using these apps is you can use a credit card if you know your rent will be late ! Better then paying the late fees !

I would find another realtor. You can lose a deal easily in a hot market. Need to be quick.

I used to use cromebook it was terrible. I had a property that came with a pop up camper and sold it for a Mac. It took a little to learn but I use it for everything now !

Me personally I wouldn’t. You can make that 3k work for you In another way. You can also go to the bigger pockets conference which is cheaper and most likely going to be better.

I personally tell them if they ask. The reason some don’t because they don’t have to answer a question right away. It will give you time to get back to the tenant and think about the best answer.

I would talk to a lender and just be open and tell him honestly. Don’t let one lender tell you know keep on looking around until you find one you might be able to have a parent cosign for you. Calling around and talking to lenders will help you better than I can
