I lived in Maui for a while you have to have deep pockets. Plus if you already have a team in Colorado might be easier but you can probably always find a deal

Not really rules more of guidelines. You could always partner with your sister. If that many people are interested it is probably a decent deal. Without knowing your market or a good grasp on the numbers you might be able to brrrr the property. You can buy your sister out probably using a HELOC because you said you had 15 years as a homeowner use the HELOC buy her out rehab the property refinance it and there you go.

I would keep shopping for lenders. It won’t affect your credit much if you keep shopping around the same time frame. Also if you’re married you can always use a spouse Or possibly a cosigner.

You can always put in a lower offer. $200 cash Flow Isn’t that great not knowing if that $200 is after mortgage taxes insurance Capital expenditures and all other items you have to account for

Just go out and buy a primary residence with 3% down. If you can find a duplex tri or quad House hack. You are also young enough to get a single-family home and rent out the rooms

You shouldn’t say you can’t in Orlando you should say how. There are a lot of deals still left in Orlando and in the outskirts also Tampa is not that far away.

People might get turned off by the truck but they should get turned on when they walk into a properly rehabbed home. Without knowing much about the property it can be your marketing or maybe prices.

That is a state specific Law. In Florida you have to wait 30 days not sure about your state.
