@ I can't give you any advice on the legal end of this, but I agree with @ on this one, learn from your mistakes and set your contracts up differently now to cover your self for next time this happens. Because when you get your day in court and everything is said and done, it might become into a Hugh expense that you don't want to get into. Most legal battles are won from the beginning of the contact agreement in setting up the contracts not the end. I know you don't want to hear this, but if it was me, I would just pay the amounts owed, and learn from my mistakes, then move on to the next deal.

My thoughts are to find a mentor that does the thing you want to do. Make an agreement with them, and learn. In business, I have seen that a mentors history of others triumphs and failures can be learned from. Have a good job to raise the capital for the seed money, and on the night and weekends go find a real estate mentor and work with him/her for a while and see if you even like doing real estate work. Maybe even become a professional and get a real estate license. Then once you are confident in what you know. You will have the seed money for the deposit of the house and get your team together of buying properties and you are on your way to success.

I agree with @ Paul and @ Mike M - practice is key. It a numbers game. Find a solution to the problem and if you can work it into a deal, set the paperwork up or maybe sell it into a investor.
