Has anyone ever tried outsourcing this? I'm strongly considering this approach.

Need a cash partner for your deals? I am located in San Antonio and I'm looking for deals to fund anywhere in Texas. I am a gap funder so I won't fund 100% of the deal but I'll cover whatever hard money won't to make it a no-money deal for you. Fast approval and cash in 3 days. Learn more at GapClosers.com or call at 210-306-0800.

Hi Ivan. Are those your terms or theirs? If they are just bringing cash, then a lien position should be sufficient. No need to make them a formal partner unless they are insisting upon it, in which case you should find out why.

So far, no, but for the right deal, maybe.

I'm a private equity investor looking for deals to fund in Texas, particularly the San Antonio-Austin area. I'm a gap funder so I won't fund the whole deal but for the right person and deal, I'll fund the gap to make it a no-cash deal for you. 100% asset-based. Funds in just a few days. Contact me for more details @ 210.960-2011 or www.GapClosers.com.

Depending on your credit, you should be successful with a local bank. You might even get a good offer from a site like LendingTree.com.

@Kristina Modares

How long do you have to close? Are you buying at full price? How much are you putting down?

@Spenser Murphy

Private money can work for rentals if you can get it at a reasonable rate, and many people do. Think of relatives with 401ks who are tired of losing in the stock market.

Hi Spenser. It depends on what you need them for. If for acquisition, they might work with you, but they will likely take too long as compared to a cash buyer which means lost deals for you. Find a hard money or private money lender for acquisition. Use local banks for refi.
