Who are you all using for hard money on flips and rentals? I'm offering gap funding to supplement hard money and I want to connect with HMLs that are actively investing in San Antonio/Austin. I also need reputable HMLs to whom I can refer investors who come to me first.

The answer to your question is very state specific but generally they are rather simple. In Texas, its as simple as a Trust Agreement and a Deed. I suggest you download some forms online for your state, then take them to an attorney to tailor for you. Usually cheaper than them starting from scratch.

Currently operating only in Texas but now opening up to other markets. No limit really as long as the deal makes sense.

All great advice. I work full-time for the City of San Antonio. They have a planner-of-the-day for walk-ins over at the Development Services Center. They'll sit down with you and go over all of the considerations for free. Definitely should be one of your first stops on this journey. Good luck!

Let me offer some insight on all those in need of funding: Get good at finding deals, the rest will happen naturally. Private lenders and private equity partners like me are everywhere and just looking for deals to fund. Find the deal, shop the deal, and the funds will find you, but you have to hustle. @Yvette Chung You could also consider taking an equity partner to close the gap on funding. I am an equity investor and, although I've not done it yet on a rental, I don't see why it wouldn't work. An investor/partner pays you for some equity in the deal. You use the cash to make the repairs and get it rented, then you refi and cash out the partner. Just something to consider.

I specialize in providing gap funding for rehabs (pretty much anything besides the purchase price). I'm an equity investor so instead of credit scores and payments, I buy ownership in the project - a great alternative to a traditional hard money lender (and also how I did my first no money deal). If you find a good deal, let me know and I can probably help.
