Looking to buy a property im Preaprroved for an FHA 3.5% down. But they say I must live in the residence for 1 year. My plan was to do a light rehab of the interior within the first few months of owning it and use it as an AirBNB rental after that.
How do they “confirm” it is my primary residence?
Do they show up at your door to check if you live there?
What is the process for this?

I'm currently looking at Investment properties and I would like to put my home up for rent. With that I would like to get a secondary FHA loan for a multi family unit and live in one while rent the other.
Is it possible to do this?
I’m currently in a conventional loan and owe 170k.

The land that we built this house on was really Cheap, we took it over from a relative that couldnt keep up with payments . We have paid for this house in cash as we built it and over about two years of slowly building it it is about 90% complete. no mortgage and the land belongs to us 100% as well. The plan is to Rent it out and cashflow from it. Should we rent it out or try to sell the home and take the earnings?

Should I get my real estate license for the SOLE purpose of Education?
I do not intend to use the license as an agent but I want to learn what happens behind the scenes of a real estate transaction.
Would anyone recommend this?
Also if I were to get my real estate license would I be able to view the MLS or would I have to "hang my license" with a broker in order to have access to he MLS?

Any advice on how to get funding for someone who doesn’t have a “rich uncle” or much money saved up for a significant investment? How does this process work?
What are the various types of loans that one could use to buy fix and flip a home? Do I need a large down payment for these types of loans?
Do I need a great credit score?
Looking to start in the Austin/San Antonio market(s). Any advice would be greatly appreciated.
