I am exploring elk Grove 95757 zip code area to buy investment SFR property. I am planning to hold this property for 7-10 years and property appreciation is my primary goal. Yesterday I visited this area and there is a lot of new construction going on. How is the rental market here. I searched for Zillow rentals in the 95757 area and saw very few rental listings. Most of the properties are lower 600's and rents range from 2500 - 2800$. Is elk Grove good area to buy and hold for the long term even though there is some -ve cash flow? Any thoughts/suggestions. Thanks

@Jack Orthman thank you. This is helpful. My property is a single family home built in 2020. Since this is <15 years old and can be exempted from ab 1482 rent cap, I am planning to include that clause in lease agreement. Is my understanding correct?

hello all,

i am scratching my head on how and where to get these templates (either free or one time paid template from attorney). I am wondering how are others drafting the leases? I have seen a online California Association of realtors PDF online and wondering whether i can use it or not. I am also exploring online property management softwares like Avail.co (has state specific leases on free account), Innago.. etc. any suggestions/recommendations really helpful.

Thanks brian for the information.looks like new constructions are exempted for first 5 years but still get the exemption certificate. This is what I found when I try to register on rhip site.

Exemption from Inspections Online Application

Some rental units may be exempt from this program's inspections, as determined by and to the satisfaction of the Chief of Code Enforcement. If you believe your property or units within said property are exempt from this program or its inspections, please complete the Application for Exemption form. Exempt categories include: properties that are not defined as a "rental dwelling unit" per section 16.20.100 of the Sacramento County Code; newly built properties during the first five years after receiving a final completion sign off on a building permit for initial construction from the County of Sacramento; public housing owned, operated, or inspected by Sacramento Housing and Redevelopment Agency; and rental units subject to the Federal Housing Choice Voucher Program.

I have a rental property in the Natamos area. So far I am visiting yearly once. I am wondering how frequently the landlord can visit the property and he can and can't do it while visiting? Do I need tenant permission to visit the property? Any suggestions? Thanks in advance
