@Brian Wilson To your continued success!!! I haven been in real estate for about 10 years. Worked as a property manager for 2 years and the last 8 years I have been working at a mortgage company here in Austin. I was not happy at my job and last year decided to invest in real estate full time. I found a mentor who happens to be a wholesaler(has been doing it for more than 8 years) and that is the reason why I chose to wholesale properties as an entry into real estate investing.

@Jay Hinrichs Thank you for your post. I don't think there is anything easy about wholesaling. @David Walls hit the nail on the head, it takes a lot of marketing, taking and returning calls and emails etc. That's what I have been doing for the last 8 months. I know the are many Gurus out there promoting this as an easy way to make big money but that is simply not the case.

There are a lot of people who are huge advocates of turnkey real estate why others think it's a total ripoff. We all have learned a long time ago that it is impossible to make everyone happy. I on the other hand, have a happy seller, a buyer who reached out asking for more deals and a bunch of individuals who have voted on this post and have been inspired by my success.

You are a very well respected individual in this community and I appreciate you taking the time to respond and give me and others who are on the same path some very sound advice.

@Marian Smith My goal posting this was to motivate people not to get bashed by the wholesale police. Are you part of the Austin REIA and joined their yahoo group? How many deals get posted there daily that never make it to the MLS? How many investor use the MLS to purchase properties these days? I could have also bought the property from the seller, fixed it up a bit and put on the MLS. The title of this post would have been how I made $45k on my first deal!!!! Can you imagine what kind of responses that would generate LOL

@Matt A. Thank you for your post. I have sent yellow letters to expired listings, postcards to code violations, mailed invitation type envelopes to property owners of homes that appear to be vacant whenever I drive for dollars. I plan to do more face to face interactions and also use skip tracing to find phone numbers and email addresses of home owners.

@Marian Smith Are you upset because you did not get the property or missed out on this deal? You have no idea what kind of relationship we had with the seller. Exactly, Round Rock is a hot market, we spend a lot of money marketing in the area and there is tons of investor activity. How do you know we convinced them not to go the MLS route? I had another gentleman in a similar situation a few months ago who decided to go the MLS route and guess what, he ended up taking the property off the market because he couldn't sell it.

@Iverem Rose Thank you. My goal is to build up enough capital to be able to invest in commercial real estate, more specifically multi-family investing or at least get involved with a syndication to learn the ropes.

@Michael Long You are absolutely right, when I got started in real estate I made a conscious decision to not get my real estate license because I did not want to be capped making 3-6%. My brother-in law is a realtor, my wife was licensed at one time and really didn't make much money and my mother-in law is also a licensed agent. I don't have anything against realtors and I believe there is a place for everyone in this business.
