Thanks Michael. I appreciate all this wonderful insight. You obviously seem ver experienced and i greatly appreciate you taking the time to lend me some of your time. I have been doing research and have found my way on here to ask questions and get real life people give me some real advice. I will definitely take all the tips you have given here and do more digging with it thank you. Maybe one day we can grab a coffee if you live in tampa.

Hello Ramy Sindi in Tampa. First thing is to talk with your Banker and get qualified for a Loan. Second thing is to learn how to use Zillow for your Searches and then, Google Map and go to Street View to see the area around the property that you can afford. Third thing is to do the numbers and make sure you can make Monthly Cash Flow. You can watch,"Top Ten Worst Cities to Buy a House in 2023" on youtube. Nick at ReventureConsulting.com has all the Data you could ever need.
Thanks man, what if im doing the BRRRR strategy and getting a hard money loan, i wouldnt get a pre approval till i get a property right? As far as the pre approval, i thought that was for a traditional buyer that would use to live in it?
Thanks

Are you looking to invest in STRs in Houston or in Tampa? The local markets and your financial situation is a large determining factor in what your next step should be in acquiring REI properties. Finding the right financing is also vital.
I am looking in tampa since i live here now, houston would be something in the future once i master it here in person.
What do you recommend for financing? Hard money lending / refinancing after rehab and rental?
We do a lot of work in Tampa. You could do either of those options. We can definitely discuss which option would be the optimum choice for your goals and needs.
Great thanks! Happy to learn more.

Define location, size, style, flip or rental, then start making offers on the properties that fall into that criteria!
Thanks

I bought it using traditional lending w/ 2.7% int before rates went up, its a 3 story brand new build cash flowing very well, plan on holding this one for a while.
I am a business owner and have a pretty good financial situation with great credit.
Hey Everyone, I currently have one rental property in Houston, and want to get into flipping and holding into rentals or short term rentals. I am currently in Tampa, and was wondering what action items would you give to get my first property in the next 30-60 days?
