Welcome to BP! Brian, I am in South Central PA as well, between Harrisburg and Hershey. The area is booming with new construction which makes the fix and flip market good in some places and iffy in the outlying areas. Let's talk private as colleagues.

Best advice I can give is to speak with your legal counsel since a LLC is a partnership and not a sole proprietorship. If you don't have a legal avenue to handle this problem, you may want to hire a lawyer before the LLC folds and assets owned by it are jeopardized. I'm not an attorney, nor do I give legal advice, I am only saying what I know about the differences between business models. Purely my opinion.

As with almost every "goo-roo-boo-hoo" have to be careful, TY for letting BP members know what to expect. I religiously Google, etc. everything before I commit. Always a click now or lose out approach. Its not like here @ BP. A lot of Internet Marketers sell clickbank products that are very similar or exactly the same. IM'g tempt with expensive program, bait n switch, same program cheaper price/ diff name but same guy. Tactical BS. Buyer beware. Hope you get recompensed.

I regretfully can not recommend anyone to you, and understand urgency of the matter. With well-wishes I'd like to say myself; however, I am new to the REW (Real Estate World) putting my business model together for my own endeavors. I do not want to be, nor would expect you to acquire a one-legged duck, swimming in circles. Should I have any info for you, be assured it shall be passed onto you. In meantime- Best of luck in finding a good PM.

Can't know until you do comps and valuations, but I think in Easton resale pricetag would be favorable with 60k equity and a lot depends on location + sq. ft (demographics), etc.
