@Brett Riemensnider have you consider bringing on an investor or partner to help? A lot of times investors can get further faster by partnering versus trying to do everything on their own.

@Jeff Hines you should get started now and don’t wait. There are good deals available during all markets cycles so you’ll just have to work hard to find a good one. I love your goal to build up enough cash flow to replace your income! If you find some good deals you could use debt to acquire more doors to get you to your cash flow number faster (your option 2). You should make sure to have a good network or mentor to help you while you are getting started.

I’m curious to know what experience owners/borrowers had working with lender services throughout 2020. If you had a great experience or a really bad experience dealing with a lender servicer tell us about it below. Are there lenders you will absolutely work with again or some that you won’t do business with again?

@Joseph Mckenna you should listen to some podcast interviews that discuss doing multifamily deals. I think it will help answer a lot of your questions and provide other valuable insights.

@Charles Masten definitely. I think a team can accomplish more than an individual. 3-5 total active partners seems like a good fit and you can always have more passive investor partners too
