Get out and knock on some doors, send letters, drive around and find vacant houses (driving for dollars) do research on those vacant houses and talk with the neighbors. Talking with people is where the real money lies.

I can attest to this completely, I was afraid of debt my entire teenage years. Watching my mom struggle with credit card debt from the 90's and still paying on it in the 00's. I was like "Why would I ever want any kind of debt, whatsoever?" I get it now, its a part of life, to get some you have to give some.
Another big part of the change in my thinking towards debt/leverage also was reading "RDPD/ Cash flow Quadrant" .....of course right?
