I would say that the price per sq ft is not as useful, compared to median sales prices. For me anyway..
You are correct, it is a plus to see low days on the market (even though this could change and your house sits for 3 months or more, but that is the risk of the investment)
The price ratios are easier if you have a subject property that you are wanting to find comps for. Then you can see what houses are selling for top of the market remodel vs. as-is within your criteria of sq. footage, year built etc.
