Yeah, it's the REALTORS who don't understand real estate at a high level!  LOL

At my credit union, the issue wouldn't be interest rate. They just flat don't do HELOCs on NOO anymore.

You may need to shop around.

 You can also get two years out of mulch.  After the first year, it will look a bit faded and in need of renewal.  But if you give it a hard rake with a leaf rake, it turns over a "fresh" side and looks almost new.

Also remember to check your local laws.  What Chuck describes (supplying no appliances at all) is actually illegal in a number of states.  It is quite common for a state's definition of habitability to include at least a stove.

Low maintenance plantings, especially foundation planting, artful use of gravel, and large mulched beds.

Low maintenance plantings, to me, are those that require minimal or no trimming.  I hate hedge trimming.  Dwarf Alberta spruce  between the windows, something like a cottoneaster underneath the windows, low juniper in front.  Not what I would want to have at my own house, but reasonably attractive, tough, low water needs.

You will need to water until they get established.

Did you see the OP's picture of his quite tasteful Modern Traditional style kitchen?

Have you considered doing both? Getting a HELOC, as opposed to actually refinancing, while you are an owner occupant of the duplex, and still going FHA on your next purchase? The HELOC can be used in the future for rehab expenses where required.

It is a lot easier, and perfectly legal, to get the HELOC while the home is owner-occupied and then actually draw on it later when the home is not owner occupied.

You have in all likelihood been duped by some guru :).

Wholesaling is not illegal per se in Massachusetts.  But a great many of the activities commonly engaged in by wholesalers are.  You will need to be very sure you know which, since you have now come to the attention of a licensee who really can make trouble for you if he is so inclined.

This is a good warning for all wholesalers.  You can regard licensed agents and brokers with contempt if you want.  But you do not want to go to war with them.  They have an entire industry behind them, and frankly usually the law as well.  Much better to fly beneath their radar.

Or, you know, get a license.  It ain't hard.
