For less money than the self-storage conversion, there are various training/rehearsal options.

You mentioned cross-fit.  Other possibilities include companies that provide indoor climbing walls, theatre groups and bands that need rehearsal space, athletic groups that need to train in winter (lacrosse teams, roller derby.)

 Yes. So, too bad for them they were not represented by a competent agent. You are illustrating the fact that a homeowner should ALWAYS employ an agent.

Austin is quite correct.  And yes, they do check.  Give the month-to-month tenant notice, and move in.

Because that way they don't have to shut off and re-start service.  Something that at least with both my electric utility and my town water departments, involves actual visits to the property (cannot be done remotely/automatically.)  So of course you should pay a connection fee if you won't continue service.

Whatever you do with the tenant, get a new plumber.  The people you do business with reflect upon you, and an alleged professional who gets into shouting matches in the street after midnight is a tool.

And you are thinking the wrong way.... The sellers have to make us an offer that we take seriously..

 In a hot market?  No.  It's called a "sellers' market" for a reason.

 Thank you Richard, the average DOM for homes in the rent intensive areas I'm looking in has been 15-20 days. My husband thinks waiting until winter time is a good idea too. House sales are usually lowest between January and February, which means the number of offers probably decrease a month or two before that. I'll try picking properties that have high DOM and still listed in November and December.

 I bought two of my rentals and my personal residence this way, in November.

Also, if your average DOM is 15-20, I would never even ask for seller concessions.  You won't get them, and many sellers will immediately reject on that basis alone, rather than counter.

Make offers on houses with high DOM, for cash, in winter (or whatever if off-season where you are.)  That will get you a discount.

Don't expect seller concessions in a hot or reasonably hot market.
