Looking for some advice on a 3.1 acre property we own across from a Walmart. Property is free and clear and looking for ideas on how to partner with a developer to improve it. I ended up with the property in a trade deal... Last MAI appraisal was 1.2M but Its probably worth somewhere in the 600-700k range in the real world. I'm a residential investor and have no experience with commercial development so all comments would be appreciated.

Anyone have any experience with www.birddogbot.com? It seems fairly expensive but it seems like one deal a year would pay for it for 5x over. Curious if anyone has used the software?

I am rehabbing a home in Pinson now and am familiar with the area so if you ever have any questions about the area let me know. I also have some rentals in Centerpoint, which is next to Pinson. In my opinion Pinson for the most part is a really solid B market, Centerpoint is a C. Im not a realtor but I buy and sell in this area and would be happy to assist any way I can.

Yes its a warzone. I drove by this property about a month ago and kept driving. There are abandoned houses surrounding this complex so unless you want to buy all of those and clean the whole neighborhood up it will be difficult to add value. It looks great on paper but this isn't one you can evaluate by quantitative analysis. There are two half vacant (broken windows, no doors on some units) apartment buildings around the corner from this one so if you want a better deal you could probably get that apartment building cheaper. This is a bad area and declining. Your prospective renters are going to be the current homeless population so I doubt 500 is achievable.

I have been working on ways to save on closing fees and I just found a company called entitle direct that closes by sending a mobile notary to you. This is so convenient and so much cheaper than a traditional closing attorney, I am closing a transaction now and the total fees for everything, closing fee, title search, title insurance, deed prep, is $1055. This is so much cheaper than what I am used to paying!
