@Ryan Dossey  I agree with @Patrick L. maybe bump your offer to 47K and tell him your best and final just make sure the numbers will work for you.

@Atul Mohlajee  I think it depends on what you want to do with the property. Is this a buy and hold? If so you should figure out your numbers and see if this will still be a good deal @ 155. I would just remind you not to get too attached to the property and if they numbers do not work for you then move on to the next deal.

Personally I thought about getting into note investing but I found it pretty complicated. I could do some research and probably figure it out but I have a family, full time job, and I am working on my MBA so unfortunately something had to give. There are a couple of podcasts that talks about note investing you my want to check out. One is Podcast 028 the other one is Podcast 017 Good luck!

On a more serious note I would be interested to see the details of that deal. It might shine some light on what one might have to look past in order to find a decent deal.

Zero Down Home Loan

The information provided is based off of the following assumptions:

  • The purpose of the loan is to purchase a property. The loan amount is $150,000.00, with an estimated property value of $187,500.00.
  • $37,500.00 will be the estimated down payment.
  • The property is located in FL and is within SANTA ROSA.
  • The property is primary residence and an existing single family home.
  • An escrow (impound) account is required.
  • The assumed credit score is 720 and the rate lock period is 30 days.

So the property has to be a primary residence. That is usually the case.

@Jerry Poonone more thing, check into the bylaws of the HOA and make sure there are no restrictions against you renting the property. I have heard that some HOA's limit the amount of units that can be rented in a particular complex.

I have considered the condo route as well but I am always worried the HOA fees will eat any cash flow and I am also concerned about a large Capital Expense as @John Marshall mentioned then you could be liable for a special assessment fee, or potentially higher HOA fees in the future. I am not saying you should not consider a condo as a potential deal but make sure you really dig into the numbers and read the rules and regs.
