@Jasmine Claye I think @Jon Holdman nailed it. To use his example you could always play it safe and get the 100K @ 6% for 30 yrs but pay it as if it were a 15 or 5 year loan. In the event that you have a hiccup you could always revert to the $599.55 payment until you get back on track.

@Rumen Mladenov I do not allow smoking in the house. I do not have a separate deposit for that but if smoking goes on in the house then I will take $ out of the security deposit to rectify any issues (smoke damage).

I would use the heaters recommended by @Matt R. I have used one in a garage in Minnesota during the winter and after a couple hours of running it was 70 degrees so I could work in a t-shirt comfortably. After that I went and bought my own (used) for $30 which uses kerosene and works like a champ.

@Elizabeth O. have you addressed this with the realtor? I would at least bring it up and see if they take the high road and do the right thing by you. If not I would change realtors for my next deal.

I think it sounds like a good idea. I am not sure of your numbers but you may come out better by offering this amenity. I don't think your water and energy bill will increase all that much.

@Dooreuhn Cee agreed some people just do not care. I have heard of issues with cat pee as well.
