One more thing. How they(parents) can be considered living at the house? Wouldn't be a breach of agreement in the lease that says lessee ( the daughter) has to take a written permission from me( the landlord)?

So the Dad will be considered "Living" there and I cannot kick him out. Can you please suggest a solution for the situation I have?

The daughter is the one who wants to lease to. so should I just put her name only on the lease and not her parents but allow the parents to stay in the house.
That way if daughter moves out I can kick out of the house anyone else who is not on the lease.

Hi,
I have prospective tenant who has good rental history/income and credit score. Her parents will also be on the lease. The problem is that her Dad has filed for bankruptcy as his house was foreclosed. She is willing to give me 4 months of rent as deposit to cover this risk. Should I accept her as my tenant.?

so if I give the disclosure that I do not know. Can I be in trouble later on. For example there was lead based paint and they sue me for exposure?

I bought this house built in 1948 and don't remember if the seller provided the lead paint disclosure. So I don't know if there is lead paint or not.
The house has tenant now what should I do now if tenant ask for lead paint disclosure?

Like others stated you can buy at market price whenever you want to but your numbers may not look good. so it is always better to find a deal and "make some money" at the time of buying the house rather solely relying on appreciation. My 2 cents.
