Hi Guys,
In one of my rental, the tenant gave me a notice of 30 days and before we could meet and walk through the house he left the house with some of his stuff/trash.
He is not responding to any phone/email or text. There is no way I can reach out to him other than above. I don't have his new address or know any of his friends relatives to inform him that I will be throwing his stuff and put the house for rent again.
He had some security deposit so I can use that money for clean-up but my concern is if he comes back next month ask for his stuff and push me pay him instead because I got rid of his stuff.
What are my options. What can I do to legally protect me,

How do you take care of worker comp? Are they your employee or you have them go through a temp agency?

@Jim Adrian Hi, I have recently purchased a property with basement and windows are about the same size here. These rooms were counted as bedroom on MLS and county record. I plan to flip this property without replacing these window. Will I have any problem. These are grand fathered bedroom for me. any ideas?

If I do this how long do I have to wait before before I convert it into primary residence? How long do I have to keep the tenants before I can turn it into primary residence?

Hi,
I acquired a rental on cash for $100k few years ago and it has tenants.
The property is worth 200k. so my gain is 100k.
What is best option I have to defer any tax gain.
1- Buy another project for flip using 1031 and sell that flip for a profit.
2- Buy another house as primary resident, flix it and then flip it after 2 years.
Which one will put more money in my pocket?

Hi Everyone,
Referring to this thread below regarding RCW 18.27 now we don't have to have a GC on title and we can hire a GC. My question is
Can I give a small portion of the project ( e.g have a GC do kitchen/bath) and DIY the rest of the project. Will I be able to comply by this law or does the law state that the entire rehab has to go to a GC?
