Foreclose. Best way to find a foreclosure attorney besides online is to check your County legal paper for who the attorney is in the forclosing Sale, legal ads. There are attorneys who specialize in this. Costs about $1600 to do it.

If an LLC has been dissolved, try and contact one of the Members of the LLC. File the foreclosure and if you cannot find them, serve by publication.

Three of these on one pole in the alley 30-feet from my guesthouse make a loud hum that drives me crazy. Impossible to hang out in the yard. When Tucson 

electric company installed them I asked if they hum. They lied!😾

I know Tucson very well, it all depends on the neighborhood, can you give the closest cross-streets or how far from the University? Is it sheet-rock + 2x4, aluminum windows; brick + tile roof?

My friend's car was towed from an apartment complex near a very busy shopping area with limited parking. It cost him $125 to get his car back. I was thinking: this is a great business!

You need a good database. Hope you or someone you know is familiar with Microsoft Access. I've seen other investors with databases that link to google maps so you can look at the property. You need to link the available parcels to the assessor's database. One reason I no longer invest in Pinal County is the assessor does not have a public download for the database (that was maybe 10-years ago, may have changed now) so you needed to buy it from the the State dept. of revenue. Good luck!

That's another reason I dislike tax liens: I used to be able to gang up "unrelated parties" on one lawsuit i.e., foreclose two or more tax liens in one lawsuit, at least that is the way it is in Pima County. Plus, the costs of filing a lawsuit have gone up from like $125 to $300!

Also, as said above, title insurance may be hard to find and, if the lien is in the name of an LLC or not in your name, you have to reassign the lien to yourself because in AZ you can't represent a company even if you're the sole owner unless you're a lawyer.

 Hi Scott, the preliminary service involves sending a letter to the owner of record. See my comment above, which also has sample forms and instructions for foreclosing. The hardest part is notifying interested parties and potential heirs. It has gotten harder because of unprofessional tax lien foreclosures leading to additional lawsuits by heirs who have not been properly notified. It has become such a pain in the *** that I have lost interest in tax liens. The biggest problem is wasting money on the preliminary stuff when the owner pays off.

I noticed in my response, above I said return receipt is necessary. No, only certified letter but you can save money by sending first-class letter and then following up with the certified letter because usually the owner has moved and you'll have to use people-search to try and find a new address.

I've noticed locally (Tucson) has a paralegal who does it.

Wow, glad you had CO detector! What was the problem? Was the vent blocked?

I used a CO detector for my ventless heater and it did not register any difference. The problem with ventless gas heaters is oxygen depletion, I cut hole in the floor next to heater and covered it with a vent screen to allow O2 to come in through the crawlspace. There is also an O2 sensor built into the heater. O2 detectors are expensive, like $70+
