Rob Kay gave good advice as well as writing a contract etc. I got into trouble with Arizona Department of revenue for not having any documentation for what the interest I deducted was for even though my mom was willing to make an affidavit and show she included the interest paid on her 1040 . . . I ended up paying the State about $100.

I said to the agent, "it's my mother, she's smart and keeps track of everything." The agent smiled as if I was taking advantage of mom!

i paint all walls (except kitchen & bath) with semi-gloss, it was easy to dust the walls after sanding floors. (Sand after painting)

i love my claw foot from the 1920s, it must weigh 400-pounds. I painted the entire outside (took it outside) and it has red fingernails. karen's right about them being deep.

ha, ha about my pic . . . i'm going to look for a better one.

my mom & dad bought a 2-flat, lived in the first floor (had basement too) and rented the top floor . . . i kind of did the same living in the guesthouse and renting out the main house to students

send quit claim deed to dead guy's wife along with a letter saying you will give her $100, tell her to call to make arrangements to meet you at the bank (to get it notarized and exchange $$$) or, hire a process server who is also a notary and have him/her go to the dead guy's wife and try and get her to sign (process server may double-cross you so beware).

no one will buy without clear title. Once you have quitclaim deed, you can begin adverse possession "under color of title," which shortens the amount of years (I think texas law is same as arizona), rent the house out for three years (or whatever), renting to someone is adverse possession.

after three years (or even after you get quitclaim deed) you can file quiet title action.

ones that didn't sell at auction are usually junk vacant lots (selling on ebay for little more than they paid for them) in bankrupt subdivisions, undersized lots that can't be built on, have many liens, are not worth the back taxes.
