Hey BP, I have been reading through some of the forums and I see some mixed opinions on this subject, Here's the question: If you don't have enough money for a down payment and your credit isn't the best and you deiced to bring in a partner 50/50 partner who has the money for a down payment giving you guys skin in the game. Would a lender not approve this loan or look down upon this?

@Casey Mericle Lets say that you would like to establish a relationship with this lender and have prepared a sample deal/Prospectus of the exact deals you are looking to do and you would like to obtain a pre-approval letter and proof of funds statement which will allow you to submit offers and be taken serious by real estate agents, will they see this as a waste of there time? Thanks for replying I greatly appreciate it.

Hey BP, I would LOVE for a Lender to answer this question for me because i'm having problems coming up with a clear answer and here is the question: Should you look for a Hard Money Lender before you have a deal?

Hello Bigger Pockets community, I am new to real estate investing and have a few question regarding lenders. I am looking to start flipping properties and would like to use lenders as my source of financing. I was wondering if I should approach lenders with my business plan and a few sample deals giving an example of the kind of deals I am looking for, and see if I could get a letter of commitment from the lender (or a pre-approval letter and proof of funds statement) before going out and looking for deals. Or should I wait until I have a deal under contract then go look for a lender (and run the risk of maybe not finding financing)? All advice is appreciated. Thanks
