Prooertyshark.com is amazing and also neighborwho. Just plug in the address and bam! Owner’s info, contact info etc. PS gives you comps and more up to date info but NW gives cell numbers, and more info on the owners. Both for about a $20 monthly subscription.

Hey Ryan,

Your post is very inspiring. I've been studying REI for 4 years, joined local REIA, attended REI meetups etc with emphasis on wholesaling. Came across a property in Atlanta, however, that is in a hot redevelopment district and I've made an offer with intent to fix and flip if I seal the deal. Like you, I've not done any deals yet and this would be my first. As such, I think the only viable option to finance my fix n flip is using hard money, or private lenders. Please inboxc me your hard money lender you used, as I've not come across any doing 80% LTV. You did what I'm trying to do-- got the deal and lined up the money after. I think I would also need a bridge loan to cover the remaining 20%. If you know of any bridge loan investors, please you, anyone, please inbox me. I don't want to lose this deal for not being able to get it financed. Thanks!

Hi, Right now I'm getting most of my potential properties off Trulia and PropertyShark and also drive for dollars. I was wondering, when you find a good property -- good price, GREAT area, how often do you submit an offer on properties that have several photos -- without viewing the inside? Problem I've been facing is 1. Reaching the listing agent to get more info on the property and 2. By the time I get a return call , the properties are pending sale. I have an eye for good properties but I don't seem to be able to get my offer in quick enough waiting on return calls from listing agents . Should I just send an offer in without speaking to the agent first ? Thank for any advise you have! Rasheila

Anyone investing in historic College Park near Woodward Academy? I'm a whiles Ajee and just picked up -- finalizing deals actually . I think it's a great area. Although not directly on the belt line, it's literally down the street from West end and downtown. New and historic houses that are rehabbed are selling for $400k +.

Hi, I've placed an offer on a property I'm VERY INTERESTED IN due to the phenomenal ARV. The listing agent had over 30 photos of the property and I drove by to look at the exterior a few times. When I spoke with the agent, she said an offer had come in and I told her I planned on submitting an offer as well. I submitted a very competitive offer just $2000 less than the asking price of $200K. She responded that the owner would prefer I see the house before responding to my offer . The home was pretty much what I expected from the photos with a lot of character except that there is MOLD in the attic and basement ( unfinished ) which the agent disclosed immediately and why they wanted me to view the house . Mold smell throughout and owner supposedly has an estimate for remediation around $8K. They are ok with me reducing offer to compensate for mold remediation and owner also asking for 6-8 week closing due to buying another house. Question is, am I required to formally withdraw my current offer in writing or is my text to her that I will provide an amended offer after receiving their mold estimate the owner obtained sufficient . Also, anyone have a wholesaler friendly purchase agreement that says something like closing cannot be barred due to seller' delay or failure to purchase a home . Thanks in advance for the input
