Greeting Everyone,

I recently purchased a 3 unit property and could use a few referrals for good handymen and contractors willing to do smaller jobs.  

Example items I need help with include toilet repair and small flooring projects.

Any recommendations in the Bethlehem area would be appreciated.

When reports state something like "The national apartment market’s annual effective rent growth rate of 5.1% in June 2015 represented a 47-month high, and continued a streak of 5.0%-plus rent growth..." the growth rate would include new rentals as well as rental increase correct?  I suppose I'm asking if this is a 5% growth increase of all rental income.

It is such a tracked metric I want to make sure I'm looking at it correctly.

Are the exposed pipes in an area not accessible by tenants?  If so, you could encapsulate them (though not sure I would use plastic wrap as you want to avoid disturbing/cracking the surface of the insulation), but that will only defer the abatement to such time as you need to major work on the boiler and/or replace a radiator {fortunately those events can be rare} - many plumbers/HVAC technicians around here will require the asbestos to be removed before they will work on lines.

Roy, thanks for your feedback.  The pipes are accessible due to being in the main walk way of the basement.

I was hoping to get some opinions on how I should feel regarding Asbestos pipe wrapping in the basement of a building I am considering.  I have concerns about both what it will mean for managing the building as well as resale down the road.  

Is abatement with plastic wrap sufficient?  Should it be removed?  Since it is not torn and in nice shape should I let a sleeping dog lie?

Estimated costs would be very helpful.

Thanks for any help in advance.  It's great having the BP community to turn to.

It's great to hear from you folks.  I must say Jason's idea of free beer sounds awesome.  

I haven't ever been able to find an RE meeting north of Philly.  Have any of you?  If not perhaps a handful of us could get together over a beer (free or not).
