Im just getting my first STR finalized. Meaning i have all rooms available to rent and tenants are actively finding a stay.

My cash flow was my biggest concern. So getting all rooms ready to rent was were my focus was. Once i had a tenant then accepting money was next. I absolutely recommend separating bank accounts. I went with creating an LLC. That was a must for me. I was fortunate to have found a great property manager that specializes in STR. She is local to my area and goes to the Bay area as well. I see that you are in SF. SHE IS VITAL. She Basically helps me be a 5 start on Airbnb. Let me know if you would like me to connect you

Im considering Tulsa OK to purchase a STR. Curious to know why people travel to Tulsa? Is the tourism booming? Is there a lot of building going on their? (New homes) Is there a big demand for work? If so what industry! Trying to get a feel for the city. I payed a visit there a couple years ago and loved it.

Thank you so much. This is really good stuff. The process can be very intimidating and I can see why not a lot of folks put the work in. Knowing the process helps me push though those barriers. From what I’ve read, feel free to correct me, the timing of when you obtain the PR info is important. My understanding is that going through the process you described is the fastest, and thank you for that detailed layout. However, is purchasing a list equally as good. What’s the time difference between the two strategies?

I suppose the difference will mean that you miss the opportunity to buy. But are we talking a week before the county obtains and files it for public records.

Okay so you are recommending that I go through the process myself before I start to systemize it or even purchase a list. Ya I’ve heard that was a good idea. I will start to work on that. I may know people that work at the county. Maybe I can pay them to scrub through everything.

You mentioned “try a list” are you referring to purchasing one? I don’t quite understand what you meant.

@Daniel Haberkost, That’s a good idea. I personally know a few lawyers. That would be a fantastic way to get referrals. Higher close rate too if trust is already established. Thank you
