@Ray Shaffer I am a newbie as well so take what I say with a grain of salt, from what I have read and researched(which is a ton), having at least six months in reserves is the best option just in case things don't go as planned, which happens to a lot of new investors.

Hi Justin, I am just getting started in REI and I live in Anderson county and would be most appreciative If I could be mentored by you. I know just about as little as someone could know about real estate besides what I have read on here the past couple days and a few seminars I have been to. With the plethora of knowledge your family has amassed over the years I think networking with you would be a great benefit to myself. Hi, my name is JD, I am a 26 year old father of 3. I am currently self educating in real estate. I am interested in finding a mentor I can work for. I am going to become a real estate investor to gain financial freedom and leave the rat race. I do like my job but do not like working to make others rich and not gain anything in return besides a JOB(just.over.broke). I have always been interested in real estate and investing but never knew where to start. So here I am starting with education. Any advice is welcomed.
