That’s your cue to be lined up with a cash buyer already. I am a cash buyer and I have proof of funds always ready for my wholesalers to use once they bring me a property.

It’s great and I support all that - however think to yourself how many of those you have to send before you even decide someone is motivated to give you a call. In the day and age of the internet and technology there are definitely better more defined ways. I would consider digital marketing.

There is a lot of ground to cover / your main main goal is to figure out “how can I get in front of motivated sellers as easily as possible” have you thought about your methods that should be efficient and cost effective?

@Thomas Burnett I am still perplexed in this day and age of technology and internet people are still driving for dollars. Makes no sense. I end up in front of motivated sellers because just as much as you are googling “best chicken recipe” people are also googling “how to sell my home fast” or “how to avoid bankruptcy”. Just my two cents.

@Kody Romero kody - it all depends. The way I run my business (I am a cash buyer) and the way I find my properties is all digital. I focus most of my efforts on that and at least in my eyes I’ve perfected it a little bit (considering I also have a background in marketing) it’s the idea of working smarter not harder in the day and age of technology. To make the analogy simple: think of blockbuster video and Netflix. The outcome is the same you end up watching a movie but technology has made it simple ... same concept except I get in front of people who are already motivated. Not a random list of chance. Hi guys - I think your questions are great - you still might need to continue expanding your knowledge base. If you want concise answers on bigger pockets I think you should type out specific questions and build on that. It’s very tough to be helpful and answer big general questions because there is so much to talk about. That would be my first tip. My second tip is I would build a 30-60-90 day plan on what you want to achieve ... not a plan like “I want to wholesale my first property in 90 days” but more like what concise and specific ways will you be finding that property ... moving forward on it etc. hope this helps. John absolutely - in the day and age of the internet and google I get 90 percent of my homes all digital. It requires Much work and thought but it’s the gift that keeps on giving and it’s all mine. I don’t have to depend on companies or other people. dm me if you have further questions.

I still don’t understand why people skiptrace when you are in the world of the internet. People are googling how to sell their homes fast. You just have to be in front of it. It’s like comparing blockbuster video rentals to netflix. The result is the same / it’s the experience and the ease that makes the difference.
