@Steve Mcdonald Hey Steve - if you’re friend doesn’t want to wait or be responsible for any repairs, we often buy properties (we’ve bought many properties in great neck) and we can buy it in cash with a week closing. From what I understand home prices are only going up temporarily because of stock market gains and quick sales ... sooner or later once unemployment runs out, people savings run out, counties fall more behind on payments etc the prices of homes will be coming down significantly.

@Justin Lee Taylor hello Justin - I have another post where I am talking about the effectiveness of direct mailers. I am curious what your approach is in the mailers. Maybe even what you are saying. Some argue content matters some say it’s being at the right place at the right time. Since you are seeing success I would love your thoughts.

@Alexander George I feel different - the more opportunity for us in New York is higher. Two reasons to be able to succeed in New York home rehab is deeper pockets and also networking. As taxes go higher and higher and people are leaving that means it’s unaffordable which means more people will be in distressed situations which in turn means you can buy more houses for cash rehab and repeat. We are a full interior design firm and we are also extremely active in buying homes for cash. My motto is run to the fire if you want to make money. When others are leaving you should be coming in buying, opportunities are always there when there is uncertainty. I am 6 months in BP and would love to connect with Long Island wholesalers, agents who are investment property driven, and other individuals who want to partner.

@Aaron K. Yes - I think though the goal of the letter is just to inquire with a call. Not to have them decide to sell their home or not. And you are right no amount of good content can get them to sell if they weren’t thinking about it. I think the focus should be primarily on how do I get them at least interested to even just be somewhat interested. Good insight though Aaron

I know there are many different opinions out there on the “best strategies” for sourcing motivated sellers. I have yet to see a great mailer letter to a potential homeowner to get them to pick up a phone or fill out a form to potentially sell their home for cash.

Is your opinion that the content of the letter only matters so much or is it no ones really taken the time to write an incredible thought out letter that can have higher conversion rates. Would love your opinion or what everyone’s saying on their letters.

@Anthony DeMichael the first step is you are thinking about how to get into real estate which is good. Unfortunately you need some “skin in the game” if it was as easy as doing 100 % financing then everyone would do it. The good news is there is a way to make money and make enough until you can get to the 70-80% financing.

My suggestion is work very hard in your target markets and become a wholesaler. Drive by dollars, send letters, network or just knock on doors. You can make a couple thousand off each sale and use that money to then doing your own flips, which is a whole other process.

It’s not easy and I understand how you might feel - but it’s definitely definitely do-able.
