It's not a protected class under Title VII, but it is against HUD rules.

Become a landlord or property manager in a C-/D neighborhood for two years. Your tenants will teach you everything you need to know about eviction law, code violations, minor repairs. You will learn the names of plenty of general contractors, a few police officers. Everything after that will be a breeze.

Jackson Park Highlands is another name for South Shore, and a very small part of northern South Shore. Google that first. It's also very close to 75th and Stony Island.

I'm looking for a template for a commercial apartment master lease. Anyone have one that favors (or provides adequate protection for) the seller? I have a potential "buyer" who wants to start the lease on November 1, 2019. Is there more required than just doing a lease? Fililng with the city/state/county for water bill, etc?

Property classes are different from neighborhood classes, and many people often use them in combination. If you have a class A property in a class D neighorhood (yes, it happens), the you have a class C unit overall. If you have a D property in an A neighborhood, then it's likely vacant and ripe for rehab, or already purchased and awaiting permits for rehab (or tear down).

I had rent abated over a cracked floor tile. Most of the time the damages are caused by the tenant, sometimes intentionally.

Too much to read, but you should have ran after the first push back. He's probably in foreclosure and not even paying the mortgage. You still owe the rent though cuz you're still living there. No landlord should tell you they have money problems and YOU are the solution to the problems.
