Hello Eugene, my recommendation on starting out with 15k and a job, is to buy a multi family with an FHA loan. And have some positive cash flow coming in from your property. Is a great way to start out investing.

Those number don't look bad at all. I agree with the individual on the mortgage rate for a commercial loan will be higher. But everything else look solid. I don't deal with commercial properties but I know an individual who is buys out in that area. I don't mind pointing you in his direction. Pm the details.

Hello @Adolph Bellamy, Newark to me is great place to start buying and holding. There a lot of exciting things happing Newark which is due for some appreciation and low taxes. Like the above gentleman mentioned, there are some rough areas in Newark that you may want to stay away from. But places like Ironbound, North Newark and Forest Hill are place that I find appealing.
