@Aaron Raffaelli, I’m sorry to hear that you are having issues qualifying. Is your income considered variable in nature depending on job sites and that you do not work a set amount of hours per week? Different lenders can view income in various ways depending on who you speak with. I worked with a travel nurse who does shift work and 5 lenders said that they couldn’t finance her primary residence purchase and I ended up making it happen for her.
Aside from that, there are DSCR loans out there that cater to first time homebuyers, some that even allow those that live rent free to purchase as well. Feel free to reach out with any questions.

@Zach Howard there are a few loan types here in the states for foreign nationals, some that require personal income verification and others that do not. There are a few banks in HK that are also located here in the states. I was living in Kennedy Town for two months last December. Hong Kong is an interesting place! Happy to connect with you.

@NA NA, I've financed quite a few STR's in the St Pete market. What you stated only applies to St Pete itself, and not unincorporated Pinellas county. It sounds like you are not working with a realtor that knows the in's and out's of STR's in the area. If you are not already working with a realtor that is well versed in STR and knows ALL of the requirements for STR, do yourself a favor and reach out to @Josh Green. He is an investor, investor focused realtor, STR property manager and handles everything from Step A-Z. I honestly wouldn't trust anyone else with my clients but him when it comes to that local market. He will definitely help set you up for success!

@Shak F. you wont be able to do a cash-out refinance with a conventional loan, since they require 12 months. I've worked with several lenders that allow no cash-out seasoning before. Feel free to reach out and I'll share their information.
