Post: Steps to take to become an REO agent

I am someone; who is looking to become, for lack of a better term, an R. E.O Broker. I have access to Banks with R.E.O listings. I also have access to people; who are interested in becoming R.E.O Buyers. Are there any articles that someone can recommend, where I can find out what fee I would charge for my services, and what documents I would require to set everything in motion. Any assistance would be appreciated. Thank you in advance.

I agree with you 100%. Its one of the reasons; why I focus on probate properties, and other forms of distressed properties. The "low hanging fruit", as one of my colleagues likes to put it. I prefer the type of seller, who has gotten rid of any delussions, of getting a retail offer on their property.

Too many "wholesalers" spend their time competing at the Real Estate Agent's level for the same buyer, who wants $350K for a $350K valued property.

Deals can be found, almost anywhere, if one focuses on the right type of seller.

Okay. Thank you for the correction. I wasn't trying to be facetious or anything. Sometimes BIGGER POCKETS does offer special promotions for getting members to upgrade to their PRO package. I remember, when an upgraded account, used to charge a fee of $5.00 per month.  Then I foolishly allowed myself to lose my original account. So I just wanted to be sure, that there wasn't a "backdoor link" to getting the PRO account, for a less expensive price.

 Sign up for one of the weekly webinars and watch it.  They usually have a nice percent off  promotion at the end good for that night or weekend.  Also if you get the annual instead of the monthly it is even more off.

 I'll definitely check out the weekly webinar. Hopefully they'll have a promotion, which I can take advantage of. But even if they don't, $29.00 is a nominal fee, and 1 deal will pay for that several times over. I guess the thought of $2.80 was just wishful thinking, on my part. :)Thank you, for the information.

I just recently added 3 new domains to my list via GODADDY, using the 99 cent promotion. So For all that I know; BIGGER POCKETS might be offering a similar type of deal.

Anyway; I am going to be using the software, to be getting full swing into my Wholesaling Real Estate gig. I want to be able to sit down with the Home Seller, and present a professional offer, and walk them through realistic number, for how I get to my offer. If I offer a seller $150, 000.00, for a house that retails for $250K; then I want to be able to show them how I realistically came to that offer.

I like to be as professional as possible, while being on a $1.00 soup budget initially. Since I have already compiled a list of Cash Buyers ( small list. But its still a list); I want to cover the 5 boroughs, and maximize the life. I'm also in contact with Probate attorneys; and other attorneys who are interested in my ability to hit the street, and get dirt underneath my fingernails.  

For right now; I am starting off basic (reading, gathering forms, finalizing my websites, updating my business cards, etc.)

As stated before; any and all input from active investors (such as yourself) will help me to move my progress forward. And as I move forward; when I come across deals that match your criteria; I can pass them to you, as a Thank you.

@RyanD.  Now; those feature sound very interesting, and add to the overall professionalism. Is there also a way that I can print up the information, using either the Property Analysis Software, or the Wholesaler's Calculator (minus where my fee is calculated); so that I can show the estimate to the Home Seller? Every bit of professionalism counts, when working to close the deal and get the contract signed. Have you used these software functions, to close any of your deals? Even though Missouri, and NYC are different areas. Business and making money are universal languages. :)

Isn't the price, for BIGGER POCKETS PRO account, $29.00 per month? That's the information, which I read from their website. The nominal price, doesn't matter that much to me. I can flip that, several times over, with 1 deal. But if you are aware of a less expensive way, for someone to get access to the PRO account; then I would definitely be interested. We're still in a recession; so a penny saved, is a penny earned. :)

Hopefully; as I continue traveling down this path; I'll be able to "pick your brain" for general advise, and perhaps bring a few deals to your table. I'll keep you apprised, regarding my progress. I just wanted someone's input on this question. I have seen 2 page Real Estate Purchase Agreements, for download, via BIGGER POCKETS. Have any active Wholesalers in the 5 boroughs of New York, used a 2 page purchase agreement; to get any properties under contract? If any of you have; what has been your experience, with using these documents. I know, that a lot of legal counsel, are more familiar with using the 23 page documents. I personally; prefer to keep my deals, as simple as possible. Any input regarding my question; will be greatly appreciated. Have a good day.

Thank you, for the feedback. I just wanted to see, if anyone else was using that idea. Its a small thing that I do; in order to keep organized and efficient. Sometimes its the incidental ideas; which a few other people use, to increase their success rate.
