For myself; I just find that it makes for easier access to me. Patience is NOT a virtue that I possess. :) So I like to be able to access resources, that I frequently use, within 1 minute or less. I open up my slim binder, and the pages that I need, are staring right up at me.

I was wondering; if anyone else creates a binder presentation for their Real Estate Purchase agreement? In other, do the 3 hole punch on the documents, and then place the contract in a 3 ring, 1" binder, for easy access. Am I the only person that does this; or is this common practice?

Did you get the assistance that you needed to get the deal done? What's the status of your wholesaling?

There are several ways to talk to motivated sellers. It just depends on the types of motivated sellers, that you want to talk with. Probates, Divorcees, Relocations, Foreclosures, People that are absentee owners, etc. Not to sound rude, but when someone asks a general question, it creates a plethora of potential answers and avenues. Try to focus your pathway, to get the best results.

As for how to get a property under contract

1. Negotiate the price with the seller

2. Hopefully you already have a Buyer lined up, who is interested in the property that you're pursuing.

3. Get the buyer to pay your fee.

4. Assign the contract.

5. Move on to the next property.

Always have several properties under contract. I recommend at least 3 properties for beginners. That way; if one falls through; you're not ripping your hair out over it.

Just to keep everyone updated. I have been checking ACCUWEATHER, l and they show that a thunderstorm is potentially coming for July 15th into Manhattan. The first storm is projected to start at 11:00am. Then intermittent showers, at 5pm and then 7pm. Hopefully they shower end around 8pm - 8:30pm. So if anyone is planning on walking at any time, to get to the event. BRING AN UMBRELLA OR PONCHO.  If I come across any updates, I'll post them accordingly.

I will definitely be there, for this event.

I would like to attend this meeting. Is it open to members, who are not yet Pro status? If so; I'd very interested.

Personally, as a "Bird Dog" a.k.a Property Locator, I would establish an agreement with the Real Estate investor for $500 per lead that I secure. What I mean by lead is: Property address, bedrooms, bathrooms, etc, make sure who is the owner of the property, is it a primary residence or investment property, the reason for selling, how quickly can they move if necessary, etc. Relay the general information to the investor. Then I would get at least 1/2 of the fee up front, and then the other half of the fee when the deal closes. Money on the front and the back end. And that money can be put towards reinvesting into the business etc. Also your relationship with the investor is on a first time basis, and that investor gives a thumbs down on the deal, find out why it didn't meet their criteria. It helps you to refine your approach. Also stay in contact with the property seller too. It keeps everyone honest. Let me know if anyone agrees or disagrees with the information that I provided. I am always open to intelligent criticism, and new information that I might not have thought of yet.

I was wondering whether you have, or know of anyone else that has a "Bird Dog" contract form that you use, when creating an agreement with a Real Estate investor? Something of a basic template starting point. I usually like have a documented contract, when conducting business with someone. That way; it minimizes misunderstandings.
