@Adam Fleck Oh for sure, if I could get all that property data into Excel, I could figure it out from there. I guess the question is how to export it all into an Excel document..

Thank you! I know I can go through and reference one property at a time and pull ones that have a different tax address, but I was wondering if there might be an easier way to pull a whole list of all the absentee owners in the county, without looking into each property individually... any ideas?

Hey guys,

I have a general question that could be an investment opportunity for the right private investor.

So my wife and I just moved from Savannah, GA to McCall, Idaho (The most beautiful place in the world!). We have a log cabin under contract in an off-market deal, thanks to an ad we put in the newspaper a few months ago.  It's the absolute perfect starter home for the wife and me, and we couldn't be more excited about it.

The financing is challenging though. Being that I just got out of the Army, I don't have the steady income that I had while we were building our rental portfolio in Savannah. This portfolio allows us to cover all of our monthly expenses without having a normal "job," essentially freeing us from the rat race. It's a beautiful thing.

But, it's tough for the lenders I've spoken with, because they want to see a longer portfolio history. I may have to go the private money route, and that's perfectly fine with me. The wife and I are eager to get into this house, and we're willing to do what it takes!

Any ideas for creative financing or private lending? I don't believe seller financing is an option, as the sellers have almost no equity in the home.

Well, after bringing a GC and looking at the mixed use property, we decided against it, due to the amount of rehab it needs. But now we’re ready to make offers on a small live-in fixer upper...  so ready for the next project. 

Does anybody see a downside to having a lot of 2nd homeowners here? I get that a lot of houses will sit vacant for a large part of the year, but what are the effects of that?

Well, as far as the area goes, it seems like it’s growing in population, and housing is difficult to find. Do you think McCall will expand its infrastructure to properly handle the growth, or will they try to limit the number of residents?

Is there anyone at all operating in McCall, Idaho? It’s a very small resort town (~3,000 population). My wife and I are considering moving here and analyzing a mixed use property to live in and operate out of. Commercial real estate is new to me, so I’m just looking for a second set of eyes to help look at this thing.
