Thanks for the links, I took a look and they were helpful. In my case it's not a matter of whether I'll provide it, I plan to, I just want to know if there's any way to protect myself against liability? I saw the agreement form, but will that really provide me protection if I get sued?

I have a vacation home I'm renting out. If I provide free WIFI, what happens if the person downloads something illegal and I get sued for Copyright infringement or they are using my connection for some other sort of illegal activity?

As for your question, I would rather move to SoCal, much better weather.
A lot aren't really relying on oil, but another trade that doesn't seem to be drying up any time soon (unfortunately), and if so the money will keep flowing in. I love SoCal, but have come to prefer Miami personally. Nicer weather year round, nicer beaches, cleaner, fresher air, and TONS of growth on the horizon. The people suck, but I feel like that is getting better. What they are doing to Miami right now is amazing, it's going to be a completely different place in the next 2-5 years. It's getting expensive now, but you can still live really well here for what would cost a fortune elsewhere. I doubt that's going to last much longer. I'm pretty bullish on Miami, as a resident and investor. Hope I'm right :)

I moved to Miami recently. What areas do you think have the biggest chance for growth? I feel it's too late to get in on many areas, especially on the beach, but even the city is getting very expensive. The pre-constructions are mostly sold out and need roughly 40-50% of the purchase price tied up in cash for up to 2 years before you can finance, that's a lot of money sitting idle for a long time.

I have multiple condos I live in and want to start renting one of them out when I'm not in town for 3-6 month timeframes. I'll be renting it out myself. What do I need to protect myself?
Do I need some kind of deposit, if so what % of the rent? What kind of rental agreement should I have them sign? What kind of insurance do I need to protect my belongings and condo from damage or theft? How would I screen the tenant? Anything else I need to be aware of?

Buy and hold to start. I want to pick up a few good income producing properties. But I want to move towards rehab/resale once I learn the business better. I want to buy local, I love the market here, but deals are pretty much nonexistent anymore. Appreciation and rents are high and rentals are in big demand though.

I'm already listed on MLS. I'm just trying to do anything I can to maximize my chances of getting the right eyes on my property. There's a lot you can't include on MLS, such as videos, URLs, and specific info about finishes, appliances, ect. I made a website, and am just looking for any ways to attract buyers that my realtor may not have been able to reach.

Has anyone experimented with Google Ad Words to promote the property's website? How about Facebook ads? Instagram?
