Can you give some more details @Jason L.? Are you talking about a large blue public mailbox? Is the box on the property or is it at the street/sidewalk on city-owned property? Does the mailbox  inhibit the use of the land? You should call the postmaster and see if they will just move it. It shouldn't be a big deal. Good luck.

 You can file in small claims court with their last know address but if they moved it won't do much good.

No offense to the commentors

@JP Krueger but MA laws are not the same as California or Ohio or any other state. Now that you have a judgement you can sue in small claims court. A constable can file a form with the post office to find the forwarding address of your tenant. Unfortunately its up to you to get them into court. If they left the state you will have to pay to have them arrested and brought back to appear in small claims court. Its likely not worth it unless they are local. And no you cant avoid small claims court. Good luck JP.

you dont pay the gift tax, the "donor" is responsible for paying the tax. More details would be helpful @Sean Williams.

Also @Ben Staples you might consider carpet for upper floors. Hardwood is great but it can be loud.

I stay out of tenant drama. If there is a problem I tell them to call the police. If its not a serious enough problem for the police to be called then I dont want to hear about it. If it gets to the point where a tenant is creating problems for more than one other tenant then I will say something and it usually stops.

@Damion Byrossomebody may correct me if Im wrong but sellers are not allowed to pay the down payment. Its my understanding that banks typically require the down payment money to have been in the buyer's account for at least 60 days (seasoning period).
