@Bobby R. I have a couple tenants that have my checking account number and they bring the rent right into the bank branch. No problem with that option. Think of it this way. If you write a check to somebody your account number and routing number are right on the bottom of the check. Another option and one that I try and instill in my (many) tenants that don't have checking accounts is to go to the post office (or many other locations) and get a money order. It costs a couple dollars but they now have a receipt and they can either mail it to me or drop it off. Good luck.

@Daniela Bachvarovathere are properties all over the country with asbestos flooring, siding, insulation, etc... its not a problem as long as its intact. I wouldn't base my decision to buy a property on whether or not there is asbestos.

@Kyung Rae K.I'm curious to know how many properties you own. 40 hours worth of bookkeeping sounds like a lot in my opinion. Are you talking per week or per month? Unless you're talking about 40-50 or more units, I'm thinking you're going to spend more time getting the data/invoices etc. to your VA than you would if you just spend a couple hours per week on a Sunday afternoon and just do it yourself. Keep your money in your pocket.

@Karen Dayley "We added this so people with 3+ kids wouldn't try and rent our 2 bedroom apartments" is a direct violation of the fair housing act of 1968. You cant discrimate based on family status. You shouldn't be a landlord and I hope your tenants turn you in to the Dept of Housing & Urban Development.

@Karen Dayleyit sounds like you need to read up on landlord/tenant law. You can't discriminate against a family for having too many children. Thats actually a federal offense. Its a violation of the fair housing act.

@Dennis Graceasking about your children could be a violation of the fair housing act. The same goes for asking about your military background. Its a grey area. Im not sure asking for photos is illegal but if your application is denied because of the children that is illegal. He also can't discriminate based on veteran/military status. Generally speaking it all sounds very strange and you should report him for the fair housing violation.

Why do you care who this person borrows money from? And I doubt the lender will allow you to say who he can and can't lend to.

 Correct. Rent due on 1st. Notice to Quit sent out on 2nd if its not paid.

The 10% covers the pm and bookkeeping. Out of pocket expenses are paid by the LL. Service calls should be billed to landlord with a 10% markup on services. The PM company should have an in house "guy" to handle minor repairs/maintenance on an hourly basis. Evictions are based on state laws. In MA PM companies are not legally permitted to handle evictions though many do.
