A couple new podcast that I enjoy are :

Freedom Real Estate Investing podcast.  - this one is active and has many great interviews.  It is along the format of Joe Fairless' podcast.

Passive Real Estate Investing with Marco Santarelli.  This one is not as active but is full of good info.

This is what we used with the seller:

You can use it with the buyer if you plan to do a double close.  If you plan to assign contract then you would simply use an assignment contract with the end buyer.

You can modify the contract to fit your needs for each deal.

@Dana Leviel  if you feel uncomfortable with the seller or buyer seeing your profit you can do a double close.  This means you actually close with the seller and then close with the buyer.  2 seperate HUDs.

I have done deals as an agent and as a investor.  I have made more money with way less work closing deals as an investor.  Wholesaling is not illegal if done properly with integrity.

@Dorcas Wood I acquired my license to benefit my investing and supplement my income. As an agent I represented a friend and helped him buy a home. I also listed a flip we completed. The most important part is having access to the MLS IMO. It makes comping a house much easier and more accurate.

@Dorcas Wood Having your real estate license is another tool you can use to supplement your income while working on your investing.  It can also provide you with valuable tools such as access to the mls.  This can help with analyzing deals, doing research on a property, and finding deals. 

It is great to have especially if you plan to work as a realtor.

With your goals I would begin with marketing for properties to buy and continuing to network with investors in your area.  You can begin marketing by driving for dollars.  (Driving areas you want to buy in and looking for distressed properties.)

Another option is a direct mail campaign marketing for the exact properties you want to buy.

You can also find deals by networking.  There are wholesalers in your area that might have properties you would be interested in.

It really comes down to many different factors.

-Goals (short term, long term)

-Funds available for investing

-Knowledge and experience with real estate investing

It really depends on what you are looking to create.  Capital? Cash Flow? 

Another very important part of real estate investing is networking.

You can meet like minded people at local real estate investing associations, through forums like bigger pockets and through other social media outlets.  It is important to get out and meet other investors.  You will find people to work with, learn from, and possibly find a mentor willing to help guide you.

I look at this website like a mentor.  The podcast are great examples of success stories and different paths to financial freedom.  Any questions you could ever have will be answered here in the forum by other experienced investors.

I am not familiar with Zbuyer.  I use list source to create a list of properties to mail.

Direct mail is great for any investor from newbie to expert.  I do stress the importance of learning all aspects of investing first before spending any money.  

Become familiar with all investing strategies, analyzing a property, the process of negotiating, and contract language.  Practice practice practice.
