Nice letter! Here is my opinion; There is nothing insincere about caring that another human being has lost a loved one, and in this case it is worded as such.  I for one would think it a sign of caring, not an insult. After all, when we go to social media places like Facebook, etc., do we not offer condolences even though we are not directly involved with the person? I feel it is simply human decency. I would leave that in the letter.

I use LP and also have a site through Realevestor. I never get traffic to my LP site but have gotten a few hits on my RV site. I love the LP sites but so far they have not gotten me any leads, just "comments"  from people trying to sell me SEO services. The service at LP is top notch though, they are fast to respond and very helpful. I love them.

@RaSheila Smith Again, you must disclose to all parties that you are a licensed realtor in that state. Not disclosing can get you sued and reprimanded by the board, but if it is disclosed upfront, and you make them sign something saying they knew it upfront, they have no recourse for a lawsuit. It is not a conflict of interest. Realtors are the Buyer all the time in transactions they just need to make sure everyone knows that they are licensed. Let me ask you something, is a customer someone you owe fiduciary duty to? No, they are not, and The seller isn't even a customer, they are a party to a transaction. You only owe them the minimum. It is no different when you are buying the home as a wholesaler, again, just make sure you disclose your licensure to all parties. When I place ads I always disclose that I am a licensed realtor in the state I am licensed in. I add it to all my advertising, mention it the first thing in each conversation with a potential seller or buyer, and my broker is well aware of what I do. As well as indicating that, I also disclosed upfront that I am not going to be actually purchasing the property, that I am more like a matchmaker between sellers and my investor list. I tell them that my investors will not buy from the MLS or from anyone else, ( which is the truth for me) and let them know that I will be assigning the contract upfront. That way there are no issues with misrepresentation or misunderstanding on how the transaction will work. I find that people get very angry if they think you were actually going to be purchasing the house yourself, only to find out that you planned ahead of time to simply get it under contract and sell the contract. That's where the issue comes in. If the seller is not happy with that, I walk away from the deal. I would not want someone to be dishonest with me and I will not be dishonest with someone else, even for a killer deal, it's not worth it. My attorney says no laws are being broken as long as I follow those rules and I cannot get sued for conflict of interest so long as everyone understands that I am not representing anyone, as I am a principal in the transaction.

 If you are still concerned I suggest purchasing the property, closing on it, and then doing a double close to your end buyer.

You don't have to go through your broker if you are acting as a buyer, unless your firm has some rule in place prohibiting you from doing this. I would check with the company policies.  If it isn't commission, it is an assignment fee,  and thereby not subject to going through the brokerage. What I meant to say was that most attorney's shy away from paying any monies to someone who is not licensed. They just have to make sure it is listed correctly on the settlement statement as what is really is, an assignment fee. Disclose, disclose, disclose!

I have done several deals. I always disclose on EVERYTHING that I am a also a licensed realtor in NC, SC and MA. I always make sure I mention that at first contact as well. Actually it makes it a little easier getting paid if you are licensed as most states frown on 'finders fees', but if you are licensed you can receive commission. I always tell the seller that I am negotiating the contract to sell it, and not the house itself. Again, full disclosure just as if I was selling as a realtor.

I've been wholesaling for a few years but only have a few deals under my belt as I have been concentrating primarily on my realtor business.  I am looking to get into Wholesaler now and I was checking out the Podcasts from Sean Terri and Flip2freedom.  The program seems to offer a lot especially the higher-priced program but in looking at the testimonials and checking out the dates they are all from between 2008 and 2012 or 13 when the market was bad. I have not seen an updated testimonial on the site. Is anybody using this program currently with success? I was interested in it because of the added bonuses of selling to his nationwide but I use list and the coaching because I need a jumpstart. Has anybody recently done anything with flip to freedom this year or last year?  Program currently with success?
